Davao City - Camella Davao of Vista Land & Lifescapes Inc. is venturing into a fairly unique residential development strategy, combining low-cost, medium- and high-end houses, in its new township project here located across the Francisco Bangoy International Airport.
The project site covers 34 hectares (ha) with space for possible expansion into another 70 ha, the biggest so far by Camella Davao.
“This is our newest offering which is a township concept. This is part of our strategy to disperse developments throughout the city,” said Marlon Nino B. Escalicas, Camella Southern Mindanao cluster head.
Camella has a residential village south of the city and a medium-rise condominium complex within the central area.
Mr. Escalicas said the low-medium-high combination is intended to “capture all segments of the market.”
“In our scheme it’s 50-50. Fifty percent low-cost, 50% mix of affordable and high-end,” he said, also noting that prices range from P1.2 million to P6 million.
There will be 16 different models and as a township concept, the project will have a commercial section which will serve as the village center.
The biggest target markets are overseas Filipino workers and those locally employed whom the company sees as having a growing purchasing power.
“We want to take advantage of these to capture all segments of the market. Nearby and adjacent [cities] like Panabo and Tagum, they would want to get [a property] here, especially for business or sending their children [to school],” Mr. Escalicas said. He also cited other infrastructure developments in the area, including a sports center and a possible branch of a Manila-based university.
Groundwork for the township is ongoing and Mr. Escalicas said they will begin construction of the different housing levels simultaneously “as soon as land development is finished.”
